First Devanio Financing Completed


If you have a house to sell and you need to get some equity out of it right now for whatever reason you have few options, go to the bank, go to a loan shark or get a personal loan at high interest rates. We have another option though. As the market is slow at the moment for sales you may be waiting some time before selling unless you accept a really low offer so to avoid that scenario we have come up with a Win-Win solution for immediate financing.

Our first financing was completed last week. Signed before a Notary the finance means immediate funding no repayments until sale if sale is completed in the first two years and much lower opening costs than those from a bank. A private mortgage can be raised on your property from one of our investment clients.

Here is how an example works. A house is on sale for 350,000 Euros. The mortgage remaining on the property is 200000 Euros. You would like to release a 10% equity stake in the property. We have investors who will offer you a certain amount for that 10%, for example 28000 Euros. They will receive 10% of sale price when you sell. Let's say you accept a lower offer of 320,000 Euros. They get 32000 Euros on sale. Nothing is payable until that point. This looks like a high interest rate at first sight but it works for both parties in the following way.

The Seller; Gets immediate access to money to fund their own purchase perhaps or to start a business or use as they see fit. They also avoid having to accept a ridiculously low offer that may come in because they need funds desperately. No repayments are made until sale or two years is up.

The Investor. Gets a safe investment with a good rate. If the house then sells quickly the interest rate is large but they risk having to wait two years for the money to start coming back in if the property is not sold. (Devanio source the properties and make sure that they are good things in the market to reduce this risk)Their investment is controlled because Devanio controls the sale on an exclusive basis and the property cannot be sold behind the back of the investor or company as the debt is set against the property in the property register.

Devanio (The Company); In order to qualify for this funding the seller needs to give an exclusive to the company for the sale of the property. The exclusive guarantees a 2% payment to Devanio for its marketing services and the introduction to potential investors. We market your property extensively through internet advertising allied to magazine promotion as we see fit. We also promote it to other estate agents. Currently there are around 180 agents on our listings and this is growing as time goes by. A quicker sale is guaranteed by this method.
